I just inherited a home. Where do I even start?
A short conversation is the simplest first step. We’ll ask a few basic questions about the property and your situation, and from there we can put together a clear picture of what your options actually are. There is no fee for that initial conversation, and no expectation that you do anything afterward.
What is probate, and do I have to be finished with it to talk to you?
Probate is the court-supervised process of settling a person’s estate after they pass away. It establishes who has legal authority to sell or transfer their property. The process varies by state and can take months. You don’t have to be finished with probate to talk to us; many of the families we meet are still in the middle of it.
Do you operate in my state?
We work with families nationwide. Real estate licensing is granted state by state, so when it’s time to actually list, sell, or buy property in your local market, we connect you with a licensed agent who lives and works there. We’ve built a network of vetted agents across the country specifically for this.
How much does this cost?
The first conversation, the property and market analysis, and the side-by-side comparison of options are all free. If you decide to list the home with the local agent we introduce you to, you pay the standard commission at closing, just as you would with any agent. We don’t add extra fees on top.
Are you trying to buy the home from me?
No. We’re a real estate brokerage, not an investor. We don’t make cash offers on the homes we’re asked about. If selling to a cash buyer is one of the options worth exploring, we’ll explain how that path works and what to watch for — but we are not the buyer.
There are multiple heirs and we don’t all agree. Can you still help?
Yes, and this is one of the most common situations we see. We can walk all the heirs through the same set of facts and options, which often helps the conversation. We’ll also flag when the right next step is talking to an estate attorney or mediator, rather than a real estate firm.
The home needs significant work. Is that a problem?
Not at all. There are a few different ways to handle a home that needs repairs — sell it as-is at a discount, do targeted improvements first, or sell to a buyer who specializes in renovation projects. We’ll model what each one looks like financially for your specific property.
I’m not sure I want to sell at all. Is it still worth reaching out?
Absolutely. Holding the home, renting it out, or transferring it within the family are all legitimate paths, and we treat them that way. If after our conversation you decide the right move is to do nothing for now, that’s a fine outcome and there’s no cost.
Do you give legal or tax advice?
No. We’re licensed real estate professionals, not attorneys or CPAs. We can describe how each option typically plays out and flag tax or legal considerations to think about, but for actual legal and tax advice we always recommend you speak with a qualified attorney or accountant in your state.
